Getting Started…

To start the ball rolling we offer a free consultation. We’ll ask you some questions so that we can understand your property and give you the right advice.

Our highly skilled Chartered Architects are ready to prepare drawings, secure planning permission and obtain building regulations approval for your project.

 
 

Stage 1 - Design Ideas

If you are starting from scratch and want some inspiriation the design ideas package is a great place to start.

We will meet you at your property to carry out a measured survey and have a chat about the project. This first meeting is an opportunity for you to tell us what you want and ask us any questions.

Once we’ve drawn up the floor plans we can start to imaginitively explore the development potential of your home. This will give you a chance to see a range of design possibilities. Based on your feedback we’ll make a recommendation on how you can make the most of the build.

This package include the following:

  • A measured site survey.

  • An analysis of the site and assessment of the planning possibilities.

  • Accurate 2D floor plans of your house.

  • Design ideas including sketch drawings and 2D floor plans.

  • A recommendation on how to proceed.

  • A project time line and an estimate of build cost.

Stage 1 - Packages start from £495

 

Stage 2 - Planning Application

This package builds on the initial work carried out in the design ideas stage.

Great communication is key and we use a range of tools to stay in touch, we’ll set up a message board so we can share design ideas easily.

Once we’ve developed the detailed design we can meet again to talk things through.

As well as 2D plans we use a range of drawing techniques including computer generated renders to help you visualise the new spaces.

When you are completely happy with the design we will prepare and submit the planning application.

We use cloud storage to ensure that all of your drawings are in one place and you can access it effortlessly from anywhere.

We will act as your agents throughout the planning process and work closely with the local authority to ensure an approval.

This package includes the following:

  • A measured survey.

  • An analysis of the site and assessment of the planning possibilities.

  • Sketch drawings and basic floor plans showing design ideas.

  • A recommendations on how to proceed.

  • A project time line and an estimate of build cost.

  • Detailed floor plans and elevation drawings.

  • 3D render of the new space.

  • Submission of the planning application including the forms and all supporting information.

  • A site meeting with the planning officer.

Stages 1 & 2 - Packages start from £1495.

 

Stage 3 - Building Regulation Approvals

Once the design is finalised and planning approved the next step to think about is whether to create a set of detailed technical design drawings.

For most projects there are many advantages to doing so, drawings can be used to co-ordinate the work of other professionals and designers and obtain approval from Building Control.

We work with a trusted team of Structural Engineer’s and Party Wall Surveyors and will let you know the right time to get them involved.

Got your own consultants? No problem we’re always happy to work with new people, send us their details and we’ll get in touch.

As well as obtaining statutory approvals Building Regulation drawings can also be used to tender the work on a like for like basis. The drawings will instruct the builder exactly what to build and where to build it so that costly mistakes can be avoided.

We specify building materials so that you can be sure that the scope of work is clear.

In a Conservation Area or need Listed Building Consent?

No problem, we have a lot of experience obtaining Listed Building Consent and have accrued years of specialist knowledge. Your building is in safe hands!

As well as local authority consent we have experience in obtaining approval from other organisations including the Hampstead Garden Suburb Trust.
